AirInn Vilnius, the successful operator of the procurement for modernisation and lease of the AirInn Vilnius Hotel near Vilnius Airport, has unveiled a project to modernise the building. In addition to the contractual works, the company is ready to carry out additional upgrades, including the installation of an aircraft observation deck on the roof. The design proposals have been agreed with the Airport representatives and the contract is scheduled to start in 2023.

It should be recalled that the procurement announced by Lithuanian Airports to lease 4,355 sq. m of premises where AirInn Vilnius Hotel operates was won by AirInn Vilnius in early 2021. The operator acquired the right to manage the four-storey hotel, built in 1981 on Rodūnios kelio street (next to the passenger terminal building of the Airport), for 10 years.

The company’s representatives say that the total investment in the modernisation of the hotel will constitute up to EUR 4 million, which is at least several times more than the obligation according to the current lease agreement.

Arnas Dūmanas, Head of the Operations and Infrastructure Department of Lithuanian Airports, says that in order to efficiently manage the existing infrastructure and adapt it to the needs of passengers, the investment in the technically deteriorated hotel building was necessary.

"The aim of the hotel modernisation project is to make the building as energy efficient as possible and to create a better customer experience, so we have worked carefully with the successful tenderer on every single detail. The rapid recovery of aviation and the resulting steady increase in traveller traffic only further increases the need for a hotel conveniently located near the airport. We firmly believe that together with the operator we will be able to bring a quality place to stay to the market," says Dūmanas.

What will change?

The building in which the hotel operator’s premises are located was in need of refurbishment due to engineering systems that no longer met modern standards, low energy efficiency, and worn-out room equipment.

The successful tenderer has undertaken to upgrade the fire alarm system and to install an air supply and exhaust air recovery system. In addition, the company will have to carry out insulation works on the external walls and roof of the building, improving the energy efficiency class of the whole building, and upgrade the hotel’s lifts.

According to Aleksandras Gribojedovas, the CEO of AirInn Vilnius, in addition to ventilation, insulation, energy efficiency and engineering upgrades, the company plans to further modernise the hotel’s design and inventory.

According to him, the modernisation project provides for the use of the hotel’s basement to relocate the kitchen and gym, the creation of an outdoor terrace in the car park, and the reorganisation of the traffic circulation scheme. 

The designers plan to equip additional 25 rooms by building additional floors above the lobby, which will bring the building to 4 floors. According to the project, the hotel visitors will be offered an exclusive opportunity to watch aircraft taking off and landing from a rooftop observation deck.

“A decade ago, our company renovated a hotel building that had not been renovated since it was built. The hotel was awarded a three-plus star rating at the time, but we are committed to improving the quality of our services and will be undergoing another transformation in the next few years. We see how Vilnius Airport is responding to changing passenger flows by modernising terminals and introducing solutions for a more convenient passenger experience. We want our hotel to always meet our guests’ expectations and provide them with a pleasant experience that encourages them to travel more and more often,” says Gribojedovas.

The design work was carried out by Tophaus and the future interior design was created by In Arch.

AirInn Vilnius is a subsidiary of hotel and restaurant management company Adelita. The sole shareholder of Adelita is Nordic Real Estate.
